§ 1. Purpose.

  • (a)

    It is with the intent of creating a climate conducive to the orderly and progressive growth of the City of Tuscumbia, Alabama; a climate of mutual and reasonable understanding, with prompt and just consideration to the various interests involved in subdivision work, that these procedures and requirements have been established.

    (b)

    Also, community interest requires the regulation and control of development to insure reasonable protection of property values, and to promote a healthy environment for the citizens of Tuscumbia.

    (c)

    These regulations are designed, intended, and should be administered in a manner to:

    (1)

    Implement the general plan.

    (2)

    Provide neighborhood conservation, by preventing the development of slums and blight.

    (3)

    Harmoniously relate the development of the various tracts of land to the existing community and facilitate the future development of adjoining tracts.

    (4)

    Provide that the cost of improvements which primarily benefit the tract of land being developed be borne by the owners or developers of the tract, and that the cost of improvements which primarily benefit the whole community be borne by the whole community.

    (5)

    Provide the best possible design for each tract of land being subdivided.

    (6)

    Establish adequate and accurate records of all land subdivision.

    (d)

    The regulations contained herein have been formulated and adopted for the purpose of promoting the health, safety and the general welfare of the people of the City of Tuscumbia, Alabama.
